How pricing is calculated

Four factors
that influence the price.

No hidden fees. Your inspection price is confirmed after a few questions about the building.

📐
Square footage and type

A large cottage takes more time than a studio condo. Building complexity directly affects visit duration and report depth.

🏛
Building age

An older or partially renovated property requires a more nuanced reading of visible components, modifications and observation limits.

🔑
Accessibility and access

A multi-unit with coordinated per-unit access, a safely accessible flat roof, a finished basement: every accessible or inaccessible element is documented in the report.

Timeline and service zone

Greater Montreal is our primary zone. Surrounding regions (Laurentians, Lanaudière, Estrie, Mauricie) may have an adjustment based on distance.

What's not included
in the base price.

  • Advanced thermography — Full thermal imaging analysis from $350+tax (basic FLIR check remains included).
  • Engineering expertise — When a visible structural finding warrants analysis by a licensed engineer.

FAQ

Frequently asked questions
about pricing.

Answers to the questions buyers and sellers ask most often before booking an inspection.

Why does the price of a home inspection vary?+
Pricing varies based on square footage, building age, accessibility of components, number of units to inspect, requested timeline and service zone. A larger or older home requires more time on site. A multi-unit building requires coordinated access to each unit. An urgent timeline may affect availability.
Does the price include taxes?+
No. The prices shown are before tax. Quebec taxes (GST + QST) are added to the final invoice.
Are there hidden or additional fees?+
The inspection price covers the on-site visit, the visual inspection, the basic FLIR thermal check when conditions allow, and the detailed 24-hour report. Laboratory fees, Phase I environmental assessment, engineering expertise, or formal Building Code compliance certification are quoted separately when needed.
How do I get an exact quote?+
Contact us with the property type, address or city, approximate year of construction, square footage and preferred inspection date. We will confirm the exact price based on the building and available access.
Does the price include FLIR thermal imaging?+
A basic FLIR thermal check is included in our inspections when conditions allow. A full advanced thermal imaging analysis is available as a standalone or complementary service starting at $350+tax.
How quickly can I book an inspection?+
We are available 7 days a week. Most inspections can be scheduled within the same week. The detailed report is delivered within 24 hours after the on-site visit. For urgent situations (condition deadline), same-day inspection is possible subject to availability.
